## Open JSON data API (static, CORS-open, no auth, no key)

The JSON under https://records.lexingtonky.news/data/ IS the API. There is deliberately no
server, no MCP endpoint, no rate limit beyond the CDN. Index: /data/index.json.

### Property sales (Fayette County PVA)
- /data/sales/index.json — months available with counts + median arm's-length price. Source + retrievedAt.
- /data/sales/YYYY-MM.json — every sale with a sale date in that month. Row fields: parcelId, rawParcelId, address, ownerName (CURRENT owner of record at retrieval — not necessarily the buyer in that sale), saleDate, salePrice, salesValidity, acres, parcelClass, taxDistrict, fairCashValue, yearBuilt, sqft, neighborhood, zoning.

- LFUCG is NOT covered (no published file; open-records request pending).

## Caveats (important for accurate reporting)
- Always cite the issuing agency and the retrievedAt date, then this site.
- Sales: "arm's-length" = validity code ARMS LENGTH TRANSACTION; MULTIPLE PROPERTIES rows repeat one package price across parcels (exclude from sums/medians); ownerName and fairCashValue are current at retrieval, not per sale; neighborhood = PVA appraisal code; the latest two months are still filling in.
- Sales pages also exist per council district: /sales/district/<1-12>/ (parcel centroid vs LFUCG council polygons).
- Court: RECAP is a partial mirror. Verify on PACER before publication. Nothing is a finding until the court rules.
- Salaries: columns differ by employer (base vs. total pay). Same-name collisions are possible.
- Nothing on this site links a person across datasets. There are no arrest or jail records here.
